Many cities have huge debts that nobody has a vision yet on how to resolve so be conservative (or negative) on appreciation. 

@Wayne Brooks is right, buyers don't have the vision to see past what is actually in front of them.

The reason I am here is because the people , friends and family that are in my life don't share vision on this...

I have heard time and time again, consumer buyers have no vision.

I've put in 12 - 18 hour days, 6 days a week, working on building this vision - from concept to logistics, marketing strategies, market identification, building a network of vendors, chatting with investors, building business development strategies that have passed proof of concept, creating hiring strategies and an online HR management system, building a social media presence, creating marketing agency-grade marketing collateral, establishing branding, website building, building relationships with hard money lenders, you name it, I've worked on it and achieved success there.

Our vision for "fix and hold" is to create a portfolio of affordable, pet-friendly rental homes.  

I am looking at a 27 unit property in Cincinnati, area is a little rough but I can see the progress and the vision.
