Newer buildings are definitely around the 10% rate and the current market does not have  that many medical offices for rent for the medium sized tenants, which is one of the main reasons we like about this deal.

The property is a 4 bed 2 full bath 1300 sqft w/ finished basement and medium grade finishes.

If this is the medium (which it appears to be) then you will have a large pool of applicants.

Who knows what the market will do in the short to medium term.

I have been trying to avoid pets (at least medium to large dogs) and getting tenants that have kids.

Toss the existing tin awning, and build a simple entry pergola the width of the entry opening, and extending roughly to where the concrete ends, with two cinder block short supporting columns in front.

I am looking at the Sterling oak (lighter color) and seasoned wood (darker but has multi width planks) and it looks great.

I would say its "medium" in size, probably similar to the image below.
