I'm remaining optimistic but everything points to us heading towards a more restrictive lending environment.

Aside from the obvious deficiencies and inequities of the proposed bill, it is critical to understand the political environment and the political gain that is involved. 

Purchasing a new rental seems even more risky in this environment.

Not to mention any tax benefits the seller might enjoy from an installment sale...Those of us who understand how to transact in this chaotic environment are lacing up our running shoes!

It will be even more difficult and stringent requirements moving forward to to the environment right now. 

Hi @Jim Cousino and @Greg Scott, I'm also thinking about optimizing my financing strategy for the current environment, and wanted to ask a clarifying question here: when you say "put the $90k into your HELOC to pay it down", do you mean that you have already taken a draw from the HELOC and want to pay it back? 

I don't think anyone can honestly say in today's environment that buying RE NOW is worth the risk. 

You can have this done for a few hundred bucks and can be a good marketing tool in this current environment.

Timing is everything, the odds are greater it'll be a better buying environment in the future than it is now. 

I am most grateful that we sold the flip and got back our equity before the current economic environment.
