I rent multiple rooms, farmland and shop space.

Unique amenities: Sauna, hot tub, game room options (even if just one!)

I would still only consider single family as the condo, hotel, & resort rooms are in a far worse over saturated situation.  

I have dealt with investors before who want a grand slam  all the time and that is not realistic nor is it the type of deals I tend to do.

Side note - I just leased a STR to LTR and had the coolest Harry Potter and Elsa rooms.

I was thinking I’d start out by renting a room somewhere until I can figure out where I want to be.In the meantime, however, I’m looking for realtors, lenders that knows rehab loans and wholesalers.

In my personal opinion, if I was renting a room with a group of roommates, I would want more than one bathroom for 4 rooms.

If you have skills that can save you money, by all means invest the time.other value was by creating a 5th room in the unit.

How hard will it be to bet appropriate permits for the alterations (2 rooms and bathroom).
