The Investment I’m looking at is a  3 bed 1 bath and has a really nice already running Airbnb 1bed/1bath guest suite that generates an average of $1500/Month.

Our market in Sarasota FL I have found direct mail letters to work pretty well and we are a large retirement community, the retirement community responds better to snail mail than millennial and gen-z generation for sure. 

Creating something unique and special takes more time and energy.  

We actually just reached a point that we have 6 months of mortgage payments set to the side and generating a little bit of interest in case of vacancy when we first move.

If you're in an area with mainly young families or maybe an older generation who just want to live by themselves and not be bothered with people living in the same structure as them, then the home is probably less valuable.One thing I do with some of my investments is to convert it in a way that is easy to be removed.

My ultimate goal is to generate $11K per month in passive income and I believe I can do that by purchasing 3 more single family homes in my area and paying off the entire portfolio.
