Hi BP community,I am toying with the idea of starting a new early morning routine where I wake up early to exercise, cook, and do RE-related activities before work. 

I think I would benefit quite a bit from having a workout routine as well.

What your brother-in-law can do now is to let her know that legal notice will always be given for routine repairs and inspections - and she will be expected to comply per her lease.

Also the normal screening and routine inspections would have probably prevented that, or at least kept damage to a minimum. 

Plan to build a team that you trust in the area that can routinely check on your property in the event you don't live nearby to perform regular quality checks.

If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall (like mold or earthquake).

We routinely find deals between $200-$300/door, mostly 2-4 unit MF. 

Good will still works even if you are a large scale landlord, it just might not be more routine/scripted/formal if you will.
