My lawyer did submit an affidavit on the property though, so a sale can't go through without my signature Well I hope your partners are ethical and that you have a good enough lawyer and leg to stand on to not lose out here.

Sometimes sellers lie about delinquent property taxes, or forget about a mechanics lien or pre-pay penalty that might cause a problem during escrow and it would be short but generally the numbers are cut and dry.In our market, some agents list properties in the MLS without indicating they are a short sale, which I'm not sure is ethical/legal but they do it.

For simplicity let's call these self taught participants "Operators" or "Investors".In educational pursuits we have teachers, there are teachers in both areas of formal and informal education, there are mentors, coaches, instructors and those that provide informal approaches the we have called gurus.Teachers in a formal setting are qualified to teach based on meeting legal and ethical standards required in teaching subjects.

I'm currently in the process of getting my license, and I was wondering if it's ethical to turn these leads into clients I could represent as a real estate agent (after I successfully become licensed).Is this an acceptable tactic, or is there an ethical issue here somewhere?

I agree with J Scott, but steering a buyer to a lender is a touchy area and tying a Realtor into that scheme can be a problem for them as it is steering an illegal aspect in most states if not, it's certainly an ethics violation.
