I would leverage to some extent even if its only 50% of purchase price as it will enable you to buy more properties to be paid off by retirement.

That said, if the ARV is just $100k, it doesn't look like the seller's asking price would even enable a fee. $100k ARV * 65% - $42k rehab = $23k, minus $5K wholesale fee = $18k max price to seller.

I had asked if it would be permissible to have a group of investors pool their properties somehow to apply for the insurance together and she said that would enable everyone to qualify, as long as the combined value is at least $500k.
