But that's just the nature of 4plexes - they will correlate strongly with a specific income class.If you are really interested in house hacking, you'll have to accept that fact that the neighborhood you're most likely to find a 4plex will be a lot different than your standard middle-class SFH cul-de-sac.

(New asking price is $1,550k)@Joel Owens, you had previously mentioned that 3% vacancy loss is far from realistic considering 40% of this property's rent roll was office space (on 2nd floor).. note that this vacancy loss is not based on current available rent, its a de-ration to the current actual rented space (which there is 90% vacancy on current space)... so effectively there is a total ~13% vacancy loss considered.

I own a duplex that was converted in a cul-de-sac of single-families (back in the 60's) and it's a breeze to rent because people love renting in a quiet residential neighborhood without having to pay SFR rent prices.
