I have no idea how much we pay Conservice though, my manager handles the vendor invoices. 

I have left termite treatment up to the seller and requested a paid invoice of treatment to be submitted to the bank  once finished.  

@Michael Dang Hey Michael, I know that coming out of the gate targeting 200+ unit buildings sounds crazy.

The one good thing about the SFH's is in that price range the renter's have been pretty dang good.

I gotta imagine that service contract isn't cheap and the CapEx to replace them is probably a scary big invoice.

But 2018 taxes should have been a k own amount with an official invoice from the state?

., would make it worth your time.But, if you insist on going down this path, check your contract/invoice with this company.

HVAC we put in a new ac unit and blower in the furnace. all new switches which was actually dang pricey as its low voltage.

But I'm a bit Rusty when it comes to controlling the deal upon purchasing the property from the seller as far as the paperwork and all of the contracts that are needed to close the deal like a pro .the paperwork is pritty much your inventory in an investment property, it's pretty dang important.

The system automatically generates late fees invoices, so I don't need to send letters requesting fees or call the tenants, etc.
