aluminum isn't the end of the world..in fact, many of my rentals have it..you just need to make sure you have the correctly rated receptacles/switches for aluminum, and that the conections are tight..it's good to check them between tenants as well, because aluminum can move as weather changes, and that's how they become loose and get hot....it doesn't happen overnight though...it takes a while for aluminum to shift...aluminum has a bad name, but if you take the necessary precautions, you should be fine...i've never had an insurance agent ask if i had copper or aluminum wires...they only ask if it's breakers or fuses...strange..have you checked with other insurance companies?

The "Updated electrical" could just mean a fuse box was changed out to breakers with all the old lines tied in.

Her using several electric heaters all plugged into one circuit or even on a too small of fusebox and overloading it causing a fire or failure.Electric takes alot of juice to replace that gas,,,most, some,many places arent set up for that much consumption.Other real danger is she is going to use every thing that will make her warm,,,safe or not,.

And there are enough outlets, my wife just happened to not get them all in the pictures.As for rewiring, I'm going to go with what the contractor says to do.Everything is pretty easily accessible and when they get everything torn out it won't be too bad getting everything redone.The electric panel has been upgraded in the last twenty years (I'm guessing when they installed the HVAC) and has enough room for more breakers.

I did some future research and discovered that the foreclosure process in NY would take 24 month to 36 month (This is a DEAL BREAKER).Some posters suggested doing a DEED IN LIEU… If I am able to locate the borrower, how would I go about negotiating with 2nd and 3rd lenders?
