Thanks buddy for sharing that, my in laws and own mother weren't very convinced and made me feel real bad, but in the past few weeks I have learned so much already, I am very definite that I'll come with a better approach when educating them :)

I don't know how I'd handle someone giving me a look like I'm crazy because i handed them an offer on a napkin and assured them it's okay, 'my buddies on bp said it's cool, no lawyers needed, we can do this, idk exactly how but I'll Google it tonight'. but just don't quit. 

He calls me at 5 pm and says he cant do it for a week .his buddy needed a place to live and he is at work .

In fact the "lending buddy" idea was one told to me by an attorney that has done that with several colleagues with his SDIRA.But his specialty is Real Estate, Business structures and litigation on Real Estate related issues and not Tax issues.
