That would allow me to attain the property for 252k and I think lenders don't usually allow double closes so I'd have to wait 30 days after taking title and then flip to an end cash buyer for 300k-320k.

For me 5% ROI is a minimum but obviously a double figure return would be preferable.... it's just that I never made close to 5% with equity holdings so for a passive investment I'm setting my goals low and attainable rather than trying to double my capital every two months by investing in cattle futures or Bangkok strip clubs ;-)Perhaps its a real estate syndicate that I'm looking for....no?
