If they are buying new cars and are broke that is their problem---they are adults and need to be responsible.   

They needed the big bad landlord authority figure to come in and tell them both to behave like adults or they would be out, and to make them both believe that would be a terrible long-term outcome with bad knock-on consequences.The banging on the doors, the cursing, in PA that would be assault and terroristic threats.

I have been trying to get more information about opening a prospective residential property to a service or institution that places adults with disabilities into privately owned housing.  

I call it irresponsible.We do not rent to tenants that have a conviction related to violence, drug dealing, or sexual acts. 

Renting to working adults is totally different. 

Beyond that, we're all adults and my lease isn't complicated, so if they miss something in there that's tough for them. 

The fact is that this is your investment, you have money and time wrapped up into it and it is unfair to you to expect that you support another grown adult which you're providing housing for under the initial understanding that they would compensate you every month for your services and your risk.You should have a very low tolerance but, that doesn't mean you have to be heartless in your approach either.
