I’m Pre approved now and in search of a Multifamily home to to live in, while renting.

Once I did that I had more clarity on what I wanted to to and actually did something about it.

We all took a coffee break and 22 minutes later the docs were done for them as well.I get a call a month from someone excited and wanting to tell me that they had just closed on their house and wanted to to a 1031. 

Any good resources you'd direct me to to learn more about leveraging these funds?

.- Find and make use of software (as you alluded to) to help me with certain tasks- Take a break when I need one and just accept that I can't work 24/7- Realized that I can outsource many household chores too and compared to my perceived value of my own time it was surprisingly affordable: mowing the grass, gardening, cleaning, maintaining our pool, etc.I've managed to get into a routine where I can put in an hour or so on the investing per day during the work week and a few additional hours each weekend as needed.

I love overseas and have 4 investment properties back home in the US. If I want to keep investing, do I have to keep putting 25% down for the loan bc it’s an investment prop as opposed to a primary or secondary mortga...

It isn't quite where I would like to to be, I still work IN the business more than I need to and in order to really scale I need to get myself out of the trenches a little bit so I can do the high level tasks to really cram the acquisitions pipeline and scale.I currently have a few virtual assistants, one working acquisitions (talking to seller leads/negotiations) and one doing due diligence, marketing prep work, and posting properties for sale.  

My wife and I found a partner for an STR who is willing to to pay down payment, decor and rehab costs, while we would secure traditional financing (jumbo loan at a competitive rate), build a team in our vacation market, and potentially self manage.

You can tell pretty quickly if it's an area you want to travel to to check out.

Jesting aside, I think you give what you are able to to your friends and if in some more time you sill are interested in active business models of coaching/mentoring you can pursue it once you fill out your resume a little.
