We currently have 105 units and are using a variety of excel, google docs/sheets/calendars, apartments.com (ads and rent collection), docusign and QuickBooks online (which we would like to keep). 

So, the fact that you are capped to the purchase price plus closing costs does not come into play here.  

That is how you’re going to build long-term wealth and no matter what is going on in the world, you should play the game of real estate.

We play games called, "lets show the property to a perspective tenant" and "lets go to closing together" and "lets deposit money in your bank account" and "lets review your college fund investments".

That can play a role in aquiring favorable terms.
