If they had good credit they would get a mortgage.Good rental history and no judgments with sufficient income and are important to me.I get concerned if they have a history of renting furniture and appliances and are past due on student loans.

They think they're being sneaky by moving out before I come by, but it's the ideal outcome for me.If upon my inspection the furniture if gone, I'll post a 'notice of abandonment' to the front door, and send the same doc to them via email.

The thing is i don't know how to rent it to other people ( preferably students) because 5 minutes away from my studio apartment, there is a college nearby. i bought all the furnitures in the apartment and the contract is in my name.
