A mixture of half bleach half water works great on on outside walls and furniture.

There personal items and furniture is still in the house.

If they had good credit they would get a mortgage.Good rental history and no judgments with sufficient income and are important to me.I get concerned if they have a history of renting furniture and appliances and are past due on student loans. 

They think they're being sneaky by moving out before I come by, but it's the ideal outcome for me.If upon my inspection the furniture if gone, I'll post a 'notice of abandonment' to the front door, and send the same doc to them via email.

I think they'd be cooperative if we offered to update their place, but working around all their things and furniture would make the process much harder/longer.

To add to @Michael Jobe, see if a stager can punch up the outdated furniture with some additions, or suggest paint colors to paint.  

When she came back to the devastation, she just took off and left her furniture and everything behind.

Many people cannot afford to replace their collection of electronics, furniture and even replacing clothing is very expensive even if you are building a wardrobe at Wal-Mart prices.b.

Though, it is a small place, I'd have to sell my furniture (more cash, hello!)

The thing is i don't know how to rent it to other people ( preferably students) because 5 minutes away from my studio apartment, there is a college nearby. i bought all the furnitures in the apartment and the contract is in my name.
