My self storage business seems to meet most of the requirements for being excluded from my total assets - the business/real property is owned by a family-controlled pass-through LLC, has employees but fewer than 100, provides services in connection with its real estate holdings, and keeps separate bank accounts in the business name. 

Additionally, neighbors have attested they leave the garage door and storage shed open (claims that someone was in the house) and they have known to not take care of the property and also have caused domestic disturbances that caused the police to show up a couple of times. 

We didn't add square footage to the house but created a window seat with storage for blankets/ pillows etc.Pics below:

Purchase price: $157,000 Bought property in 2010 at auction; painted & new flooring throughout, it has a large outbuilding that we still use for storage.

The selling realtor mentioned that they had to remove the "kitchen" cabinets to convince the lender that it was a non conforming storage unit. - What sort of risk am I taking by taking on this property?

I think the property is going for sale soon, but at one time, the owners of that at the time was interested in buying some of the land out back there for more storage.  

Potential to have a fenced RV storage or a mini storage.

Middle units have 1 stall garage, end units have 2 stall garage and storage sheds in the back yard.
