Will you put up seasonal decor (Christmas) or pay someone to do it? 

Did the trustee break any laws helping the realator and hurting the beneficiary?

Buy a solid home, in a solid location where you can break even or cash flow a little and that will appreciate well over the long-term. 

.: @Marcus AuerbachThe thing I always think about when I look at the homes along the golf courses is how much I really don't want to know what goes on in them. main thing I look at is why the heck would they buy one 180 to 200 yards off the tee box right where golfers are going to slice or hook into their house break windows and then walk through your flower beds to find their lost ball...

In my experience, about 80% of them will break the lease early and you'll lose money because you negotiated a lower price!

I do everything fairly conservatively, but a few hundred dollars off can really make or break a lot of the properties I'm seeing.  

But that is just with our occupancy rate, posted rules and extra fine for breaking said rules (spilling drinks, food, dirt, etc.).But only you will know how often it needs to be done.
