So, you are no longer a "little guy".Now, let's address your statement that appears to infer that you are "helping people sell who have no other option." 

It would be the incorrect address of anyone tried to purchase it as it is part of several lots filed with county and escrow.

Sometimes new installs have problems cooling the house correctly or just other problems- so doing it without tenants gives you some time to address any of these issues. 

With an invoice stating your address that should be good.

I suspect an experienced local investor would not be scared off by this house because they could physically see and understand how to address the issues in a common sense affordable way.

Especially at this unit.Regarding the noise - anytime there is noise after 10PM send the police to that address.

I have maps and basically every address that is legally zoned memorized in the County (except NSB), @Cory Cannon, Daytona is definitely enforcing, many that you see in city of Daytona are condos or just haven't got hit with the fine yet...IMO not worth the risk in city of Daytona at all...unincorporated Volusia maybe but I personally know at least 15 of those that got in trouble too.
