I plan on buying a STR while I’m down there so I’ll be house hunting in New Orleans so if anyone wants to tag along I’ll be doing that wed.

Most young people make the mistake of getting in the "rat race early" after going to college, buying a brand new car, then trying to move into a fancy house, big fancy weddings, buying expensive furniture and financing everything under sun on credit then they work for someone or some company till their kids graduate college and never save a dime till the day they die.

I've visited only once before, but think there could be a good market here especially for big groups coming for the vineyards (weddings, bachelorettes, etc).Is anyone here familiar with the area?

Its on the lake and got couple of different size buildings which in total count about 20 rooms which can be renovated and rented out as STR for various occasions including corporate parties, weddings etc.I have a robust excel spreadsheet model (graciously obtained from BP awhile ago) which i modified to fit my needs of evaluating single residence home with various parameters including ARVs, taxes, mgmt fees, financing etc.

Are you planning to refinance the condo to buy a home for both of you after the wedding?

The IRS issued more guidance on Wed, Aug 8th on the new Sec. 199A 20% pass-through deduction.
