The debt to income stipulation is new to me, thanks for explaining it so well.

If the terms of your loan require you to owner occupy, stipulate you will require x person to vacate within 30 days after close (or more time).

So in my case yes, but their stipulation of agent maybe different. 

If the agent is independent it may issue policies on behalf of one or more underwriters though generally the premium will be the same, the difference is that the requirements to issue the policy may be more or less stringent depending on the underwriter.In addition, a title policy does not guarantee you have a "clean title", it is a contract of indemnification where the underwriter agrees to reimburse the Insured for a loss caused by title being other then as insured, subject to the insuring provisions, exclusions and exceptions from coverage and the conditions and stipulations of the policy. 

Not sure what Virginia law stipulates, but I do know that you want to be sure you are working within the law when you are talking about asking people to move...especially right now. 

This included the stipulation that their daughter who lived in the fire room who has drug and legal problems is not allowed to reside in the home or they will face eviction.  

Also check with your insurance agent to be sure you have the right kind of coverage for the period before you occupy.At the very least, you need a "use and occupancy" agreement that stipulates the conditions of his continued stay. 

As things have gotten more serious legally for wholesalers, I honestly feel that it's important for experienced investors to take initiative to not only educate but also provide opportunities for newbie wholesalers.As wholesaling without a license and other stipulations has become illegal in several cities and states, it's my opinion that bird dogs will be more prominent in the industry instead of wholesaling.

I've checked a few other states and so far they are all in lock step with Mass and Maine.BTW, let me stipulate that I'm no longer selling real estate, so I have no dog in this hunt.Wholesalers prey on those who are either ignorant of the actual fair market value of their homes or those who are in a bad situation (pre-foreclosure, impending bankruptcy, financial disaster, serious health issues, etc) and will take a bad deal just to get bailed out of whatever situation they're in.Your understanding of the term "middle men" is seriously flawed. 

Most lenders have some sort of stipulation that you're NOT borrowing your down.
