It really depends on the expediter that's handling the process, a great expediter can easily shave off months off a project timeline.

I'm actually hoping for someone who will help me see the worst case scenario, too, because when everything is peaches and cream, and that's all I see, I could be in big trouble.  

Shaving off equity and passing a deal on is not a "service" as most unlicensed brokers proclaim.
