I am a Texas licensed Agent, so you will need to check the laws and regulations of your State.If you become an Agent, and before you sign-up with a Broker, I recommend that you disclose, in writing, that you are an active investor in wholesaling and rehabbing.

Banks will be Leary of financing a property that needs work and hard money lenders wil not loan to homeowners because of the additional regulations. 

I contend that for some properties, curfew like rules (e.g. regulating unattended minors) as spelled out in Figure 6-6 may be well received by tenants.

LOTS of regulation and fees aren't helping to satisfy the demand either.

@Ming LimMortgage financing regulations are still not as tight as they were when I placed my first mortgage in the 80's.  

After this huge storm goes by, we will see how much all the different insurance policies will go up in price and the new regulations that will be created because Florida is all by itself with Home Owners Insurance being underfunded to the max.
