One Lender might not have the same rule as the next.And you were clearly told that already having 2 properties was NOT a problem as far as applying for a first FHA Loan.

The original grantor (the foreclosing bank) is happy to help and will resign a new deed, but the real estate attorney says this would be a problem as I'm already on record as the owner and it would cause title chain issues.

From what I know of the market, it is strong and you shouldn't have a problem as long as you are priced appropriately and the home is of good quality.I would warn you that the Republic of Kalifornia is TOUGH for a Landlord, particularly a new one.
