I would say if you do post it be as detailed as possible minus borrower info re: what's the collateral exactly (estimated value, condition, etc), outstanding balance, state where it's held, terms, performing or non, 1st or 2nd position, payment amount and what you're asking price wise.

Passive Investment - Buying and holding performing notes for interest income and or investing in debt fund/partials ownership Active Investment - Buying non performing notes to either modify to reperformimg or foreclose for real estate ownership; “working” the notes in your portfolio; or “creating” high yielding investments through various meansNote BUSINESS - Running a note fund; syndicating notes, buying and selling notes, creating partials, brokering notes, etc. 

I know lenders who can get it done with 1 year of performance, although everybody is different about it.

The real take away on all of this is that a refinance isn't going to make them perform better. 

Ensure you perform thorough due diligence, understand the auction process, and have financing ready if needed.

You might also be able to employ a short term rental strategy to increase cashflow-- sporting events, conferences, homecomings, graduation, etc. always attract people to the area.Ask around and try to find people who are investing in Amherst/Northampton and connect with agents in the area to see what's working.

What about the hours for contractors performing renovations on the property itself? 

Thats the challenge, you want leads that others DONTIf you can leverage outside marketing mediums to reach these folks, it will really help boost your mailers performance.
