Hi Art,  No, we've just recently closed on a beach rental and I'm about to close on another this month. 

My credit got negatively affected but we’re in the process of building hers ( she had no credit nor bad credit) I think we’ll have her credit above say a 700 in the next 6-12 months.

In the end, it would have made more sense to hire a couple handymen for a week or two than me spending 3 weeks installing flooring, base and case.

My company has gone through 3 dishwashers in the last 12 months and it has been an added expense.

Instead of evicting them, i was thinking is there some way that I could rent it back to him for very cheap (mainly to cover just the taxes/ insurance) ie 2k a year rather than the going rate of 2k a month for similar properties.

He also said my GC could complete the install and knock 20k off the total, which I would do, so the total seems to be 355k to get the home in place.

Currently scheduled to close on my first triplex next month and excited to connect with other RE professionals in the area to help me along. 

Think that adding overhead heaters in the area of hot tub will solve the problem in colder months.
