I'm not sure if it's because they are being overloaded, shared with friends, or what the case may be, but it's not uncommon in our market for renters to have their own and bring them along to their new home (a lot of people probably prefer this over sharing with others anyways).My theory is that the best method is just making everything as nice and modern within reason as you can afford to in order to attract the best possible tenants.  

I will do some painting, and plan to update fixtures to make the place more modern.

By house hacking with $2k in your pocket and getting mixed up with parents on a deal you're building a straw house that'll get blown down.Good luck I hope you consider this advice but pretty sure you won't because this is slow and steady and we live in a microwave society and you're going to do what you want because you are chasing a fix similar to that of a gambler.

You don't need to install marble floors or anything but you want to have modern updated fixtures in there.

In addition to maintaining the physical condition of your properties, you should also consider updating and modernizing your units to increase their appeal to renters.

If you don't want to do that (which is very easy but most people just don't realize that) then you should look into a modern national.
