I don't have any curtains in my units, and those might be more taste-specific since they can come in various colors/patterns/material. 

Do you have any particular recommendations for getting info on migration patterns and what particular metrics do you look for?

I'll be upgrading the two bathrooms in the house, and undecided if I should put marble look tiles in the bedrooms.

There's really a pattern to duplexes.

Go thru and see who bought them and see if you can find any patterns.

If you do bring in your own broker/consultant, what is your criteria and search pattern in a market you are not familiar with?

I believe she took advantage of my remoteness and newness to suggest unfair profit sharing arrangements, has knowingly and repeatedly engaged in a pattern of hiring incompetent (and possibly outright fraudulent) contractors and performing unsafe and dangerous alterations to her flips, and is both negligent and incompetent at supervising renovation projects.

The outlier suburb markets very well could grow, but historical trends show strong patterns that already exist in the adjacent suburbs.  

It has sort of disrupted  my normal pattern but I’ve had to adjust to the market.
