I am sorry that I did not get back to you sooner.  

Over time, I watched businesses close and move out, the center fall into disrepair, it become virtually abandoned by the out-of-state owner, and finally clinging to life with the faint pulse of a sole business - a modestly successful local gym.

There's no formal classification, it's a subjective measure.A - new construction, lots of amenities (nice pool, gym, garages, business center, etc.).  

At the end of year one you will be out of pocket $374 additional dollars, so you'd have to plan on increasing rent by some number greater than $31 per month on a $500k property to let the tenant(s) cover the cost of being debt free on this property 10 years sooner.

So it doesn't hurt to start that process sooner than later.

I was going to do the rehab sooner or later, and I might as well keep getting top rent as long as I could without rehabing it!

Was there anything you wish people would of told you sooner or read about?

Kind of like gyms used to get you to commit to a contract.
