I will also add i never ask for anything and i have replaced floors, repainted, fuxed things and because he never cleans gutters water leaks through walls causing mold and mildew rotting wood sills.

Effectively this is what they said, "the land market trails the SFR market trends by about 6 months, don't buy the cheap land <5k sales price because those buyers dry up in economic hard times, the more expensive land 10k-50k sales price is the sweet spot because those are your more sophisticated buyers who have the funds to put their cash into land."

I would likely shy away from using the line to buy additional properties in an area that seems to be reliant on one industry (which might dry up during any recession).
