An estoppal certificate is a legally binding document that the tenants sign to affirm or deny any information that the owner has told you. ie.

She was denied because she wasn't behind and now she hasn't paid her rent ever since and won't answer any of my calls unless I call from someone else's phone.

I personally applied for an EIDL under a pass-through LLC which is only holding one property, which has multiple tenants who have not paid since 2019 and early 2020 and it was denied based on "LLC is not involved in a qualified business ".

Is denying the applicant by simply stating they do not meet my minimum qualifying standard enough to protect me as the owner?

Even more so if anyone knows of people who have been denied.

I do seem to have a LOT more denied applications and it takes about two weeks longer to fill a unit.  

USDA loans with a credit score of less than 580 are denied if you have been late on any payments.

I have a feeling he'd just deny the check was good.
