Focus on these zip codes (makes you my competitor but it's ok) 85013, 85012, 85014, 85016, 85018.

There are just way too many great, experienced competitors you are fighting against and it is easy to lose in those situations.

You need to look at VRBO and AIR sites and see what competitor are getting in the real world....
