@Thomas O'DonnellI'm in the San Francisco Bay Area and have a SFH rental in the Indianapolis area (suburban Class A neighborhood but I bought it almost 10 years ago when prices and interest rates were lower) - that was the best purchase I've ever made.

Those were all C class mid west stuff..

There are no university classes that will teach you how to do that.Good Luck!  

I did look into classes but I am a hands on person and like the "experience is the best teacher" saying.

Ignore the fact you are friends and get an attorney to write up the agreement if it is a deal worth considering I think that is probably world class advice.

I'm assuming that once these platforms become more accepted as just another asset class (no different then mutual funds) to invest in for one's retirement (and I do believe we're going that direction) the restrictions on who they let fundraise on their sites will actually decrease a bit as the occasional blow up will do far less damage once RE crowdfunding has a lengthy track record. 

What class of properties are these on the ABCD scale?

Look into working class/blue collar neighborhoods.
