Hi all, just got my first deal in an A+ neighborhood (and job market) and am brainstorming ways to maximize ARV on a rehab that actually doesn't need a lot of work outside of flooring/paint. 

Any suggestions or reccommendations will help the brainstorm.

I do the 10% fee and no leasing commission structure, but I also do my own bookkeeping, help with marketing and brainstorming, and manage/pay the lawn service guy.

For a week I thought my project was surely done for and I would be lucky to see any profit, but with a little brainstorming with my general contractor and taking a step back and taking a look at what we have we were able to formulate a plan and mitigate costs with careful planning.

Same goes though for leaving a great place like Portsmouth -- it's often a Portsmouth-of-the-South like Charleston.I'd be glad to brainstorm both NH & SC gameplan with you.
