What's up bigger pockets, I am new to real estate investing for the most part. looking to start investing in the next 1-3 months, fix and flips and Brrrrr interest me the most at the moment. 

Long story short, pain in the butt to set up.

Even old wood windows can often be fixed with some sanding and paint.Single pane, raw aluminum is ugly and old wood frame is a pain to operate but they work well enough and not replacing them helps me keep my rents within reach for families who need affordable housing.In some cases I will replace a single window in a house if the frame is destroyed but I never do the whole house.

HELOCs for investments are a pain because there does not exist a DSCR underwrite much like a cash-out refinance. 

I want to keep growing my portfolio and I’ve hit a road block finding funding to grow.

They did inspection but they could not get into the attic due to the ac unit blocking it thus they couldn’t check there or check for termites… he recommended to do a hole on the attic to inspect.

We have Brightmoor as a Class D Neighborhood - although there a few blocks that are Class C, but you have to be local to know them.
