I am fairly young, (24 years old), and currently work in commercial real estate but I haven't begun investing in my own personal life yet.

I've just begun analyzing deals and still working on narrowing down the neighborhoods and streets where I would ultimately make my first purchase.

It feels like I'm at the top of a roller coaster about to leap down.That being said, in my experience in other professionals I've held I always remember looking back at where I had begun, and where I am currently, reflecting on what I've learned and laughing at what I consider easy now that back then was the end of the world.If you could go back and say one sentence of advice to your rookie investor self, what would it be?

I have finally decided to change that mindset and have begun steps to complete my goals.

Nothing official has begun but time is of the essence.

@Brian Eastman I do not currently have a solo 401k I do though have a new LLC that currently hasn’t begun operating.

I am worried this opportunity will not be there in a few years as I expect prices to rise rapidly in the area (and they have already begun to).As an aside, would it be out of line to contact other vacation rental owners in the area through AirBNB/VRBO messages to ask them about their experience in the area, double check that their homes cash flow, etc? 

We have just begun a program to (hopefully) generate deal flow directly from borrowers and institutions wanting to sell their notes.Part of our issue with deal flow is that we won’t settle for returns that are below our risk adjusted return model, or risks that are higher.

To date I’ve found it to be the most ideal, but as more and more people are swimming in this ocean it is moving from Blue to Red and I’ve begun the search for OOA or OOS opportunities.  

I’ve just just begun wholesaling real estate and I’ve only done a few deals since the time I knew about REI in August so this is all still very new.
