Acquisition Financial Model - Looking for Feedback

Hello,

This is the model that I currently use when analyzing potential properties that I am looking at. I am fairly young, (24 years old), and currently work in commercial real estate but I haven't begun investing in my own personal life yet. If you are interested, you can reach out to me and I can send over the excel file for anyone to look at. It has a monthly CF tab and Annual.

I currently have the deal in the below images under contract. I am looking for anyone to poke holes in any of my assumptions or provide feedback on things I may be overlooking. The seller is covering my closing costs. I plan on living here for a year then renting. This would be my first property. This is a town home in a higher end of Indianapolis. I don't assume it will appreciate too much, being as it is a town home. It was built in 2015.
