It's barely NOW showing signs of life.I would love to have the owner finance the property for me, however, I haven't asked yet because I just assumed since the gentlemen is in the later stages of his life, he wouldn't want to carry a loan and would prefer the cash up front.

Easiest to talk to that person's local bank who will connect with USA branch lending (for example if you have hsbc premier account, they will arrange a US mortgage). 40% downpayment, and interest rates normally 1% above the current rates for US residents.

I want them to leave but I want to do it like they are actually making the decision to leave which I wasn't thinking that telling them they will need to qualify and giving them a head start up that the rent will be increasingly by November to give them adequate time to find other living arrangements if they can't handle the increase or the new qualification and lease requirements.
