There is the occasional bad experience with something, but saving  8%-10% + Fees is far worth it to me as it adds up very quickly as you accumulate more doors in your portfolio.

For example reading a certain amount of real estate investing books, listening to a certain amount of BP podcasts, or attending a certain number of REIA or Real Estate Meetups.Finally, I would also recommend you accumulate a decent amount of reserves for each property before you buy a new one.
