I am aware any transactions during the holidays.  

I keep all of mines in a giant pile but almost all get enterred in to my Microsoft Outlook, Gmail mailing list & Excel Spread Sheets

We try to get pay or quit notices out as quickly as possible, would only avoid causing them angst on a holiday.  

There are TONS of opportunities for young, motivated individuals (esp if you head to college, my professor network was a giant catalyst).  

And you'll be in the holiday season when trying to re-rent.

I would consider hiring a property manager, at minimum to advertise, screen and lease, unless you have prior experience.One advantage you have is that prices may soften going into the holiday season.

People are less likely to move before the holiday season and most real estate coaches that train agents tell them to set their goals for the year and divide that by 9 months because few deals are done November through January.  

You're much better off standing on the shoulders of giants.  

Tenant caught my hubby and didn't ASK but told my hubby that their daughter would be visiting for the long holiday weekend and would be bringing along her new puppy.
