Hey @Danny Mittler I'd read Finding and Funding Great Deals by Anson Young, it has a lot of great strategies, and he also puts out a lot of great content on youtube, but one of the more common ways to do what you want is to buy a list of properties that fit your criteria from listsource or sometimes a local title company will help you out and get it to you for free especially if you do business with them, next you can either pay someone to skiptrace the list for you through fiverr or another service or skip trace it yourself with truepeoplesearch.com(free) or whitepages.com($100/year I believe) and then once you have their numbers you just call them up and give them your pitch.
