Thank you in advance for your insights.Anthony - Everyone has their own perspective with a tool/analyzer for multifamily properties and there are many out there including Syndicated Deal Analyzer by Michael Blank, Joe Fairless excel model, Robert Beardsley's excel model, and a host of others including some "make your own" models via courses in YouTube.

It saddens me because the neighborhood is going to have to watch this house degrade further over the next couple years if it sits in REO limbo.

Luckily it is easy to spot under some scrutiny.Most people here just use Airbnb and VRBO and they collect and remit the payments for you so you are protected, but something to consider watching out for.

I've boughten courses, read books, and watched videos but there is a ton of information being gatekept.

His story isn’t nearly as exciting as some guru who can help you get 25 doors your first year with no money on YouTube but it is far more practical and achievable.
