I am not against low offers, when warranted, but you have to compare the time on market, the feedback from the listing agent on how firm the seller is, and the reason behind the lowball.

Listing prices are more than a cash flow analysis would warrant, yet somehow people are still buying them!

Most do not graduate from 8th grade because they can't afford it, plus there are few jobs that warrant it.As you can see above, a normal Belizean can never afford to buy a house. 

If you think what you found during due diligence / inspection period warrants a different price then again communicate that with your agent and the seller. 

@Christian Rozo I can’t imagine the cash flow would justify the added stress of additional personalities, roommate issues, vacancies, Bill splitting, etc.It would have to be significant to warrant a non owner occupied room by room rental IMOMo’ tenants Mo’ problems

Likewise, they probably warrant a 3 star and the simple comments “checked out late, left gas burner on and didn’t pick up a mess.”  

That might catch some red flags that warrant a closer look.

The other issue is that the closing costs are $5k and I think this warrants more than $5k off.
