St Pete Utilities was much more difficult to work with (lacking customer service skills), but went very smoothly after talking to the right person (I got the feeling that the first level customer service was just trying to delay me so she didn't have to do the work).

@Jon Klaus  Jon as we know this is all regional I am always amazed at how cost effective your builds are in Texas I have a 2.2 mil spec going in Charleston 2600 sq ftt and that's going to come out at 300 a foot. not including the lot of course.. which was 570k. in this instance no pilings but we did elevator 20k .. what does it in the historic district of Charleston is all the custom items you have to buy siding roof windows architecture 60k in hard scape landsape on a 4k sq ft lot.. that type of thing. when we are out of the BAR heavy duty areas we are building at 100 a foot or so..

I have not looked at Homeunion, I have reviewed roofstock a few times (I like that they post "whole portfolios" for sale, that is interesting), but I have been using Memphis Invest for roughly 18 months now and I have several properties with them.My experience is that they are indeed HIGHLY professional and control all aspects of the deal (most importantly from my perspective the property management).This isn't a commercial for them, I am just a customer of theirs, I don't get any remuneration for recounting my experiences, and if they were bad, I would recount them just the same.Memphis Invest is very transparent, they will provide numbers to their clients that list statistics across their 5000 property portfolio.
