When I drive by the houses where I sent the letters, there are no notices on the doors, and most of them look like they are perfectly normal, (shoveled sidewalks, nice landscaping, Xmas decorations installed during the season, etc.)

Some contracts aren't standardized, like a lease-option, I've seen such contracts that are written with a flare of legalize, copied from other contracts blended with some strategy and the contract doesn't even use complete sentences.

I'm very surprised some Realtors haven't come on here and got all "crabby patty" on everyone for verbalizing their opinions and experiences. obviously as an investor I completely agree when asking a Realtor anything related to "investing" you're wasting not only your breath but the oxygen it takes when the agent gets all gaspy for air and flaring their arms around like a monkey screaming, " the end is near!

One, maybe two tenants most of the time, he doesn't have to: shovel, rake, fix the roof, sweep, worry about the heating system, do pest control, let the gas company in.....you get my point.
