I personally believe it's smart to get ahead of the curve of this trend before ADU's become more of the norm in AZ.

Get ahead of your competitors price drops and adjust weekly until rented.

I can't stress enough how often I see investors go all in for the fix and flip loans, but fail to property plan ahead for the perm loans.  

If purchasing is a long term decision then you will be just fine. 10 years from now you will be way ahead. 

Don't have FOMO and just rush to buy. 

I'm definitely in the early stages and just want to jump in and get started but I think rushing in could hurt me.
