As for the mini split, obviously there will be no exposed duct and the refrigerant piping should be able to be run in the walls so nothing exposed.

You may already furnish a stove and refrigerator but might be able to charge more monthly rent for providing a laundry washer or dryer.  

But a more typical expense is $2,500 - $3,000, which includes a new refrigerator, stove, range hood, and dishwasher.

@Mark Fries it sounds like your strategy is to find houses for under $30k, that don't need kitchen or bath work, already have newer windows, and you have a contact who can sell you AC units installed for less than the cost of refrigerant... 

We do not provide refrigerators either - same could be said for those with respect to the "damages" angle as well as the "I do not want to maintain them" perspective...Andy

Hey everyone, I purchased a property back in Feb. 2022, I have a tenant whose refrigerator leaks water out of the front door and she states this only happens in the summer time.

It has relatively new: hvac, roof, water heater, refrigerator.

I also noticed 2 drawers were missing from the refrigerator and they said they were not missing when they left the place.

A pool you can live without, but imagine a furnace, air conditioner or refrigerator!
