I think I've done my bookkeeping almost every way you can - from not at all -> keeping receipts in a shoebox and handing over the entire shoebox to my CPA -> running 10-key tapes on all the receipts for each category and handing those tapes to my CPA -> DIY Quickbooks -> paying a bookkeeper to manage everything in Quickbooks -> to now doing it myself using Baselane.

I would also ask my attorney about the advisability recording a copy of the contract or an affidavit of interest as I think it's possible the seller may have found someone willing to pay more for the property and I'd want a third party to be aware of my contract interest in the property.Lastly, I'd make sure the attorney I hired specializes in real property law, particularly in the county where the property lies.

@Marc Robinson some may be more adventurous than me but with septic and well I would walk awayI prefer TOH of course but with $300 lot rent and 19 occupied, utilities included in rent I would pay $400-450k for this
