FSBO, expired leads, local homeowners)- Nurture your network consistently via phone, email, text, in-person events- Set as many appointments as you can to get in front of people and explain your value proposition... then go back to nurturing the contact until they have a question or need something from you- While doing all of the above, try to avoid/ignore the 'shiny objects' that are sold to agents on a daily basis.

Thank you both for the input, the majority of our current buyers list has been achieved mostly as you all mentioned, just through organic networking and marketing but wanted to explore other options if they were proving fruitful for others.Instead, you all have confirmed what I already sort of thought.

The actual "act of syndication" is as old as time, but as we know it, the term is becoming more curated towards GP LP capital raises for CRE assets in the public eye.Syndication simply refers to the process of pooling together resources or investments from multiple individuals, entities, or organizations to collectively finance and participate in a particular venture, project, or investment opportunity (not just real estate)...I mean... the term syndication actually came from media syndications in the early 19th century so this statement is quite vague albeit.

Don't get enamored and distracted with the shiny object...the deal has to make sense and be underwritten properly.
